The neighborhood has a big impact on a homebuyer's lifestyle. After all, there's no point in them falling in love with a home in a neighborhood they can't stand! While homebuyers often focus on school districts, crime rates, and commuting times, there might be some overlooked aspects that could help them imagine themselves living there. Here are some unique things that clients might want to consider when comparing neighborhoods.

Pet-Friendly

For dog owners, this is an important one! Check ahead of time for parks, off-leash dog areas, and nearby veterinarian offices. Easy access to pet-friendly areas has become increasingly requested by homebuyers. Homes with built-in pet amenities are also becoming more popular. Some builders are catering new homes to meet pet owner's needs for friendly washing areas, feeding stations and access to puppy runs.

In today's fast-moving world, having terrible cell service or bad internet accessibility can be a deal killer. In fact, the speed of internet service is even having an influence on the value of a home. Some homes may even have trouble accessing a specific provider, driving away homebuyers, especially those who need reliable access to work remotely from home. Search the National Broadband Map or call local service providers to check availability ahead of time.

Caffeinated Amenities

Homebuyers love their coffee, especially if they can easily walk or bike to get it. According to Quartz and Zillow, "Starbucks knows the next hot neighborhood before everybody else does." Homes in neighborhoods with the retailer tend to appreciate at a much faster rate than US housing as a whole. Homes near Dunkin' Donuts also reflect a similar trend on the neighborhood. Using your phone to locate nearby coffee shops to a property may pay out in the long run! If a potential homebuyer still can't seem to decide, they may soon be able to "try before they buy." Realtor.com and Airbnb are teaming up to allow buyers the ability to experience a specific neighborhood before purchasing. Homebuyers will be able to live like a local and get a true feeling for the neighborhood!
