Financing Options For Investment Properties

Investors wishing to expand their property portfolio sometimes have a hard time finding lending options once they surpass four financed properties. Increased demand for rentals and interest rates still at historic lows have many investors looking to take advantage of hot rental markets and invest in additional income properties.

Lending regulations differ slightly for financing multiple properties. Pacific Residential Mortgage (PRM) offers investors the opportunity to avoid having to pay cash to finance multiple properties. This extends their buying power with our expanded loan options.

  • Available for investors with five to ten financed properties
  • Single unit second homes and investment properties allowed
  • Multiple unit properties allowed (duplex to 4-plex)
  • 25% down payment required for one unit properties
  • 30% down payment required for two to four unit properties
  • 720* min credit score (Fannie Mae five to ten properties)
Effective October 26, 2015, Freddie Mac will increase their maximum limit from four to six financed properties. It may allow for lower minimum credit score requirements for investor's first six financed properties. Freddie Mac will also be removing rental income requirements that borrowers have a two-year landlord history to use rental income to help qualify.
